🏠 What's Really Happening in the Newburyport Real Estate Market
Hi, Kevin here. I wanted to take a moment to share a quick update on what I’m seeing in the Newburyport real estate market—because it’s starting to diverge quite a bit from the national headlines.
📉 Inventory Is Still Tight—but Not Like It Was
Locally, inventory remains low with less than 2 months of supply. It's not as extreme as it was during the height of the COVID market, but we’re still far from pre-COVID levels. A balanced market is around 5-6 months of inventory and at Covid peak we were at less 1 month.
If you’re actively in the market, you’ve likely noticed this firsthand. Some homes are sitting for 30 days, while others are getting snapped up in highly competitive situations with multiple offers.
✅ Well-priced homes are still moving fast, and we’re still seeing strong activity—especially in the luxury segment. High-end properties continue to hold their value.
🏙️ Sellers: It’s Not Just About the House—It’s the Lifestyle
If you’re thinking about selling, understand that today’s buyers aren’t just looking at square footage and finishes—they’re focused on lifestyle.
I’ve got a listing coming up on Olive Street in Newburyport that’s:
-
🚶♂️ Walkable to downtown
-
🌊 Close to the waterfront and boardwalk
-
🌳 Near Cashman Park and Kent Street Playgrounds
- Steps to four of Newburyport's schools
-
🍽️ Steps from Newburyport's restaurants
-
✂️ A block from a local barber
These local perks create a living experience that should be showcased in your marketing. Especially for out-of-town buyers from Metro West, Boston suburbs, New York, or Connecticut—they’re buying a way of life, not just four walls.
🔍 Buyers: Local Expertise Matters More Than Ever
For buyers, the key is to work with a hyper-local expert 🧭.
Every street, every home in our area has unique characteristics—and that’s exactly what makes our market so special. These homes aren’t cookie-cutter. They each have a fingerprint.
🛠️ In a shifting market, strategy matters. Not every listing is a bidding war—but when it is, it’s important to:
-
🧘 Take a breath
-
📊 Understand the seller’s priorities
-
📝 Craft a strategic, appealing offer
💡 The Bottom Line
We’re in a resilient and competitive market—with real opportunities for both buyers and sellers.
Whether you're:
-
Thinking about selling 🏠
-
Ready to buy your dream home 🔑
-
Just curious about what’s happening 📍
…I’d be happy to help.
